Verrado vs. Victory at Verrado: Which Community Is Right for You?

If you're considering buying a home in Verrado, Arizona, there's a question you're going to encounter pretty quickly:

Should we live in Verrado—or Victory at Verrado?

And if you're 55 or older, you might assume the answer is obvious.

Victory is the 55+ community, so that's where you're supposed to look...right?

Not necessarily.

This is actually one of the conversations I think second-home buyers should have before they start falling in love with houses online.

Because you're not simply choosing between two collections of homes.

You're choosing how you want your life in Arizona to feel.

And those are two very different things.

First, What Is the Difference Between Verrado and Victory at Verrado?

Let's start with the basics.

Verrado is a master-planned community in Buckeye, Arizona, located in the West Valley of the greater Phoenix area.

It's an all-ages community with neighborhoods, parks, trails, community amenities, golf and a Main Street district that helps give Verrado its distinctive small-town feeling.

Victory at Verrado is the 55+ active-adult district within the larger Verrado community.

Victory offers its own amenities, activities, social opportunities and golf experience designed specifically around active-adult living.

But here's the important part:

Being 55+ doesn't mean you have to live in Victory.

If you meet the age requirements, Victory becomes another option available to you.

And that's exactly how I think buyers should approach it.

Not as the automatic choice.

As an option.

Don't Start With Your Age. Start With Your Lifestyle.

This is the question I'd ask you if we were sitting down together before touring homes:

What do you want an ordinary Tuesday in Arizona to look like?

Not vacation.

Not the first week after you get the keys.

An ordinary Tuesday six months after you've moved in.

Do you picture walking out your door and having neighbors in a similar stage of life?

Do you want organized activities and an active social calendar?

Do you love the idea of an adult-focused community?

Victory might immediately start moving up your list.

Or do you picture kids riding bikes down the street?

Families at the park?

A neighborhood with people in lots of different stages of life?

Maybe your adult children will eventually bring grandchildren to visit, and you love the idea of being surrounded by that family-oriented energy.

Traditional Verrado may feel more like home.

Neither answer is better.

They're simply different.

Why Buyers Love Victory at Verrado

Victory was designed specifically for active adults, and that's a huge part of its appeal.

For many buyers, one of the biggest questions about purchasing a second home is:

Will we actually meet people?

That's a legitimate concern.

Buying a beautiful house in Arizona doesn't automatically give you a community.

And if you're only living there part of the year, making friends can feel even harder.

An active-adult community can make that transition easier because there are built-in opportunities to meet people.

Golf.

Fitness.

Pools.

Clubs.

Classes.

Events.

Dinner with neighbors.

You don't necessarily have to manufacture your social life from scratch.

For someone coming from Washington who doesn't already have a network of friends in Arizona, that can be incredibly appealing.

Why Some 55+ Buyers Prefer Traditional Verrado

This is the part buyers sometimes overlook.

You can be 58, 62, 68 or older and absolutely love living in the all-ages portion of Verrado.

Why?

Because some people simply enjoy being around a mix of generations.

There's an energy that comes from seeing families walking to the park, kids riding bikes and neighbors in different seasons of life.

Some buyers also like being closer to Main Street or particular parks, trails and amenities.

Others simply fall in love with a particular house.

And sometimes that's enough.

You don't need to choose an active-adult community simply because your driver's license says you qualify for one.

Think About Your Visitors, Too

For second-home buyers, I think this deserves more attention than it usually gets.

Who is going to visit you?

Adult children?

Grandchildren?

Friends from Washington?

Another couple for a golf weekend?

Maybe your Arizona home becomes the place everyone wants to visit in February—which, trust me, is not difficult when everyone back home is looking at gray skies and rain.

Think about how you want those visits to feel.

How much space do you need?

Would a pool matter?

Would your guests enjoy walking to parks or Main Street?

Are there community rules or age restrictions that could affect longer visits from younger family members?

Your second home isn't just about how you live there alone.

It's also about the life that gathers around it.

What About the Houses Themselves?

This is where I don't want you to make assumptions.

Don't decide:

"We want Victory."

and then only look at Victory homes.

And don't decide:

"We don't want a 55+ community."

without experiencing it.

If you're eligible for both, I would rather show you both.

Let's compare.

Maybe you discover that you love the amenities in Victory but prefer the architecture of a home elsewhere in Verrado.

Maybe you thought you'd want to be close to Main Street but discover you love the views and atmosphere farther up toward Victory.

Maybe you walk into a resale home you never would have clicked on online and immediately know:

This is it.

That's why I don't love starting a home search with overly rigid assumptions.

We're gathering information.

What Does Each Community Feel Like?

This is difficult to explain through listing photos.

You really need to experience it.

Drive through traditional Verrado.

Walk around Main Street.

Visit the parks.

Look at the homes and streetscapes.

Then head toward Victory.

Notice how the landscape changes.

Notice the views.

Visit the amenities.

Have lunch.

Walk around.

And ask yourself:

Where can I picture myself?

That's the question Zillow can't answer for you.

What If You're Buying Before Retirement?

This is where the decision gets even more interesting.

Maybe you're 55+ but you're not retiring for another five or ten years.

You aren't necessarily moving to Arizona full-time.

You're creating a second home.

That means your priorities may be different from someone relocating permanently.

You may care more about:

  • Lock-and-leave convenience
  • Low-maintenance landscaping
  • Having someone watch the property while you're gone
  • Easy access to activities when you arrive
  • Enough room for visitors without maintaining a huge house
  • A neighborhood that feels welcoming even if you're only there part of the year

This is exactly why I don't think there's a universal answer to Verrado vs. Victory.

We're not simply shopping for retirement.

We're designing the years leading up to it, too.

The Question I Would Ask Before Choosing

If you told me:

"Tammy, we're both over 55. Where should we buy?"

I wouldn't immediately answer Victory.

I'd ask:

Who do you want to be when you're in Arizona?

Do you want a built-in active-adult social environment?

Let's spend serious time in Victory.

Do you want an all-ages neighborhood with a traditional community feeling?

Let's explore Verrado.

Want golf?

You actually get two award-winning golf courses that are public so anyone can play either.

Want walkability?

Let's talk about which areas make sense.

Want low maintenance because you'll be in Washington half the year?

That's going to influence the homes we choose regardless of which side of Verrado you're on.

The goal isn't to find the community you're supposed to choose.

It's to find the one where you walk in and think:

Yep. I could live like this.

My Advice? Experience Both Before You Decide.

If you're eligible to buy in Victory, I would put both Verrado and Victory on your tour.

Even if you're convinced you know which one you'll prefer.

Online research is incredibly helpful—but it can only take you so far.

You need to drive the streets.

See the homes.

Experience the amenities.

Feel the distance between different parts of the community.

And preferably, spend enough time here that you're not making the decision based on one beautiful model home.

Because model homes are very good at making us fall in love.

That's their job.

Verrado or Victory? There Isn't a Wrong Answer.

That's what I love about this decision.

You're not choosing between good and bad.

You're choosing between two different versions of the Verrado lifestyle.

And if you're considering Verrado as a second home from Washington, you don't need to figure that out before you arrive.
